This project is located in Valiasr Street,
one of the major social hubs in Tehran. Taking into account the high volume of pedestrians
in the adjacent sidewalk, the main idea was to create a public plaza through
the building as a continuation of the existing sidewalk. The volumetric idea of
the project was to maximize the exterior view of the showcases. Formation of
the urban plaza not only brings the adjacent public area to the interior of the
building, but also doubles the surface area of the commercial showcases. Using
low slope ramps, the circulation path in the first three floors is designed to
automatically guide the shoppers to the next floor without climbing stairs or
using elevators. This circulation path is a continuation of the outdoor urban
plaza.
The programmatic distribution of the
complex is 60% commercial and 40% office space. As a continuation of the
primary volume, the office levels were extruded on top of the commercial podium
taking into account the maximum 40% allowable built area for office spaces. Therefore,
the floor area gradually decreases as we reach the top floor which also allows
for a better view and sunlight penetration.
