Niavaran Project is a 40 storey luxury high rise in Northern Tehran.
One of the main design criteria in this project was to have minimum impact on the site vegetation. Another important consideration was to optimize the south and north views as well as the amount of sunlight exposure on the facades.
The building contains 4 individual volumes connecting to each other in some levels. Each volume contains only one unit on each level providing private access for all units. Each unit is considered as an isolated house in terms of privacy and ease of access. This feature enables an easier programmatic variation throughout the building.
The voids created between the volumes define outdoor greenspaces. This strategy not only preserves the existing trees but also provides better natural ventilation for the units. Moreover, these voids are used to implement wind turbines, providing the required common electricity for the entire complex.
The building morphology was designed to eliminate any overlook form one unit to the other. Each unit has a green space along the edge, which acts as a private garden for the unit. The garden is also extended inside to become a part of the interior program of the unit.
The façade of the building has variable transparencies, ranging from solid walls to operable louvers, based on the view and sunlight requirements.
